like to turn the electric & water on... my estimated closing costs are about 3000 on a 65k home. so what more do i need? not asking for numbers... just things i will forget about.

Well there are utilities(gas, water,electric, phone), Insurance, and moving truck and movers(movers can be free if your friends help, but be sure to reward them with pizza and beer). Most folks I know forget that for the first few days at least it may be easier to eat dinner out, so be sure to know where local eateries are and approximate cost. Also if you have kids be prepared to fork out for PTA and other organizations. Also have an OPEN ME FIRST BOX-with TP, towels, sheets, toiletries, paper towels and 409 for quick clean up, coffee and pot(if you need them in the am), paper cups and bowls, plastic utensils,cereal, bagels, bread, peanut butter and jelly - whatever quick foods you like to snack on that don't need to be kept cold. A bottle of Bubbly and 2 nice glasses to toast your new home and bring in laughter and good times(personal superstition). I planned on a $2000 budget for incidentals like resin patio furniture, garden hose and paint for the bland white walls. I wound up only needing $1,200 so we put the balance in our vacation fund. Don't forget to forward your mail and subscriptions, notify the IRS, DMV and register to vote in your new address. Carry important papers with you, like birth certificates, insurance, etc. also any valuables like jewelry or bonds, better with you than "lost" in the truck. Good Luck and congrats!

Moving van costs, furniture to fill the place up, possible tune-up on the furnace/air conditioner...

sometimes people forget about homeowner's insurance (usually 1 year up front is required) and possibly the appraisal & inspection.

yeah, where is this house?? anyways, I would also say actual moving costs: boxes, tape, getting your stuff to the new house. Also furnishing it, is it bigger or different from your last and you will need different or more furniture. Don't forget TV and phone. Your mail catchig up with you too...magazines, bills, ect. (buying mags instead, or late fees on bills)

What about property taxes and homeowner's insurance? These can add up to a significant amount each year.
