Call around and try to find someone who restores books. They could put a new binding on it for you so that it is protected. Until then, put it in a Ziplock bag that is big enough and put it up. If it is of great importance to you, or has historical meaning, you can find a plexy glass display case and leave it as it is.

Check with a bookbinder. There should be bookbinders somewhere on the web or in the phone book. If they are good enough, it doesn't matter what the pages are like, bookbinders are in a niche all by themselves and are worth the cost to protect old books. Another thing you might try is check with rare booksellers on the web or in your city and see what their opinions are regarding on how to save the book.

An antique dealer might know someone who restores books. Or you can check with a second hand bok store for advice. That's all can think of to help you.
Some books just can't be thrown away...
