We have a broken Oven, and there is a fire hazard in the basement. We can not hook up our dryer due to the fire hazard. The white tubing that goes into the dryer is FULL of lint and will cause a fire and/or break our new dryer. We call him and he does not pick up his phone, when he does return our calls, he requests the money, but NOTHING about the repairs. At 1st he kept saying he would come over Saturday and he never did, and never called or anything. I have called CITY HALL now, but im waiting to hear back from someone.
Im so fustrated! I cant cook properly, im 9mo pregnant, and now pissed off! HELP!

Update:
I have called City Hall, and they are coming to inspect Thursday. I have a letter for the landlord to mail out tomorrow.
I wish I could move, but with a baby coming in a few weeks, we cant afford to move again :( And this whole thing has been going on 2mo now.

Move out. Don't pay the rent. Leave him a message telling him what you intend to do. You have the right to break a contract if the apartment is unlivable. Check with legal aid or a lawyer first though. Find a tenant's right group, but just get out. Your life is more important.

Can they say will not repair an essential part of the unit until you have paid up no it's illegal. Now is a/c an essential element its on a state to state basis and by case. Certain states it would not be others say Arizona and 120 most likely is. The question is what to do about it, besides suing which cost money your only recourse at this point is to call the local housing inspector to see if a/c is an essential part of a rental just like water or if the roof had collapse, really do not know if the heat wave goes down by the end of the week your out of luck

All this depends on where you live as to what rights as a tenant you have. I would think that emptying the lint from the dryer hose is something you could do yourself. Send him a registered letter saying you want things fixed and if he doesn't reply get someone in to fix it and take it off your rent.

You "can" with hold the rent,,,,,but keep in mind that he "can" start the eviction process. Your best bet is with the City. If the building is actually as bad as you say it is, they can declare it "uninhabitable". Then the landlord will have to fix it or loose the rent money. It may take time because you are dealing with the city government. Try to be patient. It may help if the city knows you are pregnant!!. Play all your cards that you have.

Not in this state but yours might be different. I would start off by sending him a certified return receipt letter stating the problems that need to be addressed. They only have so many days to make repairs after you have properly notified them. Then if he did not make the repairs I would contact an attorney. They will know the laws of your state.

You May be Able To put Rent money in a escrow Account Untill Repairs Are Done. Call Him And Tell Him That see How Fast He makes Those Repairs. If you tell Him you are putting Rent In escrow Account you Better do it.

You cannot withhold rent but you can sue him and you can make him real uncomforable. Go to your local website for the state in which you live and search under landlord/tenant right. If you live in Illinois go to Illinois.gov and search for their laws. You can also do a straight search under tenant rights and your state should pop up giving you the answers on how your particular state handles these problems. Try and yahoo search with words like tenant rights (your state)

yes you can. (Ontario, Canada) there should be a tenant landlord borad to report him too. We used to have to withhold rent when we were renting too - we never paid him any more then one month at a time cause if we did we wouldnt get anything done until it was time for him to look for money again
check for the landlord tenant act - or something - for your area. They have guidelines and im almost certain he cant evict you for non payment when you are holding it for repairs

Landlord tenant Act uaually under .gov will tell you your rights I agree with loon mall communicate in writing always send them the copy so they know you have the original on file. Good Luck with the slum lord
