one of which is one of my closest friends and i will be sharing a room with her, no big. Im not worried about that. The problem is, the other girl that lives there is with her bf and she is preggers, and is being very bitchy about the whole thing. She is having me sign a personal contract, (which is understandable) stating I will not leave for the 7 months that we spoke about. BUT the thing is, she also is putting on there that if I do "breech" contract that I will have to pay for it. My question is, what if they need to kick me out for some reason? Do i have any right to anything? Or am I basically going in there, paying out the ***, for there still to be a chance she will make me leave with nothing?

Oooh girl! I would be careful. Just be sure to get a copy of that for YOUR records so if they throw that back in your face you can call the cops. Other than that you should have your friend back you up on that too.

Maybe you should beat them at their own game too. There are some ways you can find info about filling out your own "contract" for THEM to fill out too. Same basis. Hope this helps! GOOD LUCK!

Yeah it sounds like signing a lease - sort of.... if you leave early you should still be responsible for the money that the others are counting on you for... But if they kick you out then no you should not be responsible for paying. If you are worried that might happen you may want to find some nice way of stating that in your contract..... although I doubt Judge Judy or anyone will come after you for a few months rent when the people kicked you out. I think you'll be fine.

Your information makes sense - but the situation sounds a bit scarey to me... When is the baby due? You could be left in the cold if they decide they don't want roomates once they're a family. How well do you know these other people? If this is a situation you really want to be involved in (I've had my share of BAD roommates) then make sure you negotiate this "personal contract" first... make sure there are points in there to protect your rights too. DO NOT sign anything you don't feel 100% comfortable with.

Sounds fine, just make her add the clause, "Unless tenant is evicted or is forced to leave the residence prior to the end of the terms of the the contract". Then make sure you can live with their little rules. A contract is made as a meeting of the minds to protect both sides, not just one.

I think moving in with them is a bad idea. If you are set on doing it, I would have her add to the contract to protect you should they want to dissolve the move in before the 7 months has ended. Otherwise, take your friend and find another place - life is too short to live under that kind of stress.

There needs to be a clause in the "contract" that states if you are asked to leave the contract becomes null and void with no monies owed to them. The contract can work for both of you.

No, you still have rights. people always think they can write their own sublet laws but the courts throw them right out. Even if she asks you to leave, you are allowed time to find a new place and get your things out.

u have the right to ur stuff. if u dont get ur stuff take them to small clams court.. it would take all of u too leave to breech the contract
