fix what needs to be fixed. (replace shingles only if they need it, paint only if it needs it, etc)

Sometimes older houses stand strongest. I grew up in an over 100 year old house. And It stood through many hurricanes.

start with the basics that need repairs now to keep the house inshape, First check plumbing, then furnance, and electrical...then hotwater, check roof, windows and doors, then inside fixtures for both plumbing and electrical...and work from there as the need arises

hope that you have relatives that know what they are doing and can do it for next to nothing or free.... I dont understand what you mean by maintaining it, yardwork?? roof?? what...? hire some people... it costs money to have a house if you dont know what your doing yourself.
