How do you get the best deal when buying a home? What are the main things to look at and how much should you really spend?

- what are your standards?

- do you have a price limit?

- is there a particular size that you require? (bedrooms/baths)

i can tell you that financing plays a huge part in the deal that you get. you will likely pay off your home loan over the course of 30 years, so obtaining a competitive interest rate should be among your top priorities.

Some would likely tell you that buying a forclosed home may be the best in terms of getting a deal, although I don't know if I would recommend that strategy.

Sometimes you can get better prices when circumstances require the sellers to lower the price of their home (divorce, career moves, financial difficulties, etc.)

I would suggest conducting some research on your spare time at the library or a book store. You are likely a vulnerable target to realtors, brokers, and anyone else that sees you as potential financial gain.

Usually houses that are distressed/neglected are more affordable. This can save you a lot of money if you do the fixups yourself. Location is another big factor that can really influence price. Certain areas are just more expensive than others. House prices are all over, so there's no fair price I can tell you. It's not like buying a car. Every home is a unique situation.

A real estate agent will help you find homes that are within your price range and can give you more specific advice. What to look for is based on your needs, although if you are wanting a deal, the home might be smaller. When you do find one that you really like and are serious about have it inspected, it will prevent a lot of problems down the road.

befriend a builder & ask him, whats the real cost labor & material. He can add up all labor & material, & land on budget sheet.....Houston , about 10 years ago, average middle grade house cost - $38 to $ 45 per sq ft. 1 stories leaning toward the higher #.
