I heard real estate costs are quite high in this country with 4 million population. Is it because of the better weather or because of the migrants from Hongkong?

- Limited amount of land to build on
- Regulations against building on and destorying natural resources

I spent quite a bit of time in New Zealand and found the prices of homes to be less than the Southern California market. You can buy oceanfront homes for a fraction of the cost that you would pay in California. There is plenty of open land in both North and South Island. 1 million of the population live in Auckland and 300000 live in Christchurch. Those are the two most populated cities but there are beautiful small towns with all the conveniences you might need. This is a great site to explore and check out the market down there. I also found little migration of foreigners in the smaller towns.

I have not found housing prices in most parts of NZ to be comparatively different from most other parts of the world? Of course, if you want a brand new home with all the bells & whistles, central temp control, underfloor heating, etc it would be quite a bit more expensive overall.

At the moment property houses are rising, but Auckland is not that expensive. Certain areas are strangly expensive like Devonport, but the rest of it isn't. All NZers are obessed with buying though, not many people rent , at least in certain areas.
