can u be licenced in both at the same time?

Having been in real estate and having an interest in being a real estate brroker at one time, I'd say "yes" you can definately be licensed in both at the same time...where you practice and for which properties could cause some conflict of interest in small town cases, but it is America...and you are pretty free here on the job front!

on the other hand, being licensed in both doesn't mean you represent both positions at the same time...if you are emplyed by a business, you'd just do the job for which you are paid to do...no conflict really...

Yes, however you cannot perform the appraisal on a home you just sold or helped someone buy. An appraiser must be a neutral third party with no ties to the parties involved or have an interest in the property. Obviously if you are selling the home for a client your appraisal will be higher and if you are aiding a buyer your appraisal would be lower; huge conflict of interest. That's why real estate brokers' CMA's cannot be appraisals.

yes you can be licensed in both at the same time. I would be careful if your hiring someone to appraise a property they are representing you on.....might be a huge conflict of interest

yes actually my appraiser is a broker as well and he owns his real estate company.

nope, that is a conflict of interest. It needs to be an arms length transaction. Oh but if it is for seperate transactions that is fine. I thought you were mentioning for the same transaction.
