I have a property i want to sell without the complications of agents, fees and advertising. Where are the best free sites on the web for advertising.

Craigslist is a good place to start and its free. You can also do what's call an open listing with brokers. In an open listing, you only pay commission to who ever that sales your property. So if you found the buyer yourself, then you don't pay any commission. The drawback of this is that agents are going to be less motivated to sell your property since they would a lot more motivated to see exclusive listing (see below) property they have contracts with rather than listings that they have no contracts with.

Most agents who talks with you will get you to sign an "Exclusive rights to sell" contract with them. This basically states that no matter who finds the buyer, the agent will always get paid. This sounds like a lot of BS, but there are a few benifits with this approach. The first is that you don't pay the agent any money until the property is sold. All the advertising is done by the agent so you don't pay any of that. If the agent spends $1000 on ads and your property doesn't get sold, you won't have to pay for anything. You only pay when the property is sold.

My opinion is that it would much harder to find a buyer without going through a broker. Finding a serious buyer isn't all too busy. As much as I dislike brokers and agents, but at least they will do what ever they can to get the property sold to earn their commission and if they can't sell your property, you don't have to pay them a single cent.

There are plenty of sites over the internet that deal with for sale buy owner homes. Pretty much just search "FSBO" to find some quality listing services. Also, if it is an investment property you might want to go with a listing service that attracts investors such as foreclosure.com. Since they will be looking to filp that might be your best bet.
