If a commercial space for lease is advertising 3000 sq ft at $10.50 a sq ft, how do you calculate the mo amt?

3000 X 10.50 / 12 = $2625. You'll want to find out if this is triple net. You'll also want to know who pays the property taxes and if there are common area maintenance (CAM) charges. A straight SF amount is often not enough to figure out what you'll actually be paying.

3000 sq ft X 10.50 sq ft = 31500

But is it 10 sq ft per month? I doubt it is... it is probably per year. So you divide 31,500 by 12 months.
