3000 X 10.50 / 12 = $2625. You'll want to find out if this is triple net. You'll also want to know who pays the property taxes and if there are common area maintenance (CAM) charges. A straight SF amount is often not enough to figure out what you'll actually be paying.

But is it 10 sq ft per month? I doubt it is... it is probably per year. So you divide 31,500 by 12 months.

$2,625 per month.

You need to know who is paying the taxes, insurace and common area maintnance fees. ( Tripple Net or NNN)

multiply $10.50 by 3000. There will be your answer.

Or think of it like 10 a foot, so that you could do in your head.
