It's in Huntingon, WV, also where Marshall University is. The town consists of an older generation and the other 1/2 college students. The population is of 60k and the place of where we'd be is free of rent (my grandmothers commercial property), but we'd have to pay for renovations.

Consider what you would be selling, and how much you would have to sell - per customer. Then determine how many customers it would take for you to pay rent, licenses, salaries, insurance & taxes, etc.
A hookah lounge may not make enough to justify the expense of starting the venture.

Why not poll some students at Marshall University? Find out if there is a demand. If people seem interested at the question, tell them you're considering opening up one. People will talk. When the hookah place opens, some people will already know about it, and if its good enough, ask their friends to come with them.

Can you sell enough product to make it viable? Also, a hookah bar means people will be hanging around a very long time... is there something else you can sell in addition to the service? Drinks? Tapas?

Yes. But, I love cigars, I haven't tried a hookah but would love to.
