we just built one with four bedrooms. we outsourced the contract to a local builder for £35000. the only other fee we paid was a flat charge to connect to the national grid, just remember (if you choose to do this) that you must agree that the builder will pay for all plumbing, gas work and specialist contracts out of the money which you have paid.
it is a financially clever move, my house is worth around £275,000 and we have land to sell. if possible build between april and october for obvious weather reasons.

Without knowing the area of the world you want to build in, any answer you receive would have to be extremely lucky to answer this question. You really should update your question to include where you are.

If in the U.S. You should give the actual city and state. Contractors and materials can vary by enough to make a big difference.

It would also be better to ask how much per square foot of building area because rooms are variable in size plus the cost of a 1 bath home and a 2 bath home are very different even if they are the same size. for example. How much would it cost to build a 3 bedroom 2 bath house about 1,600 square feet in Modesto, California.

In self build you do mean build it yourself right?

In the US you can still buy kit homes from Menards 1500+ sq. for around $55,000 with Windows Trim & Cabinets Doors Flooring Plumbing & Fixtures Lights & Electrical included. You will also need pay for a foundation and hookups for the power grid and water and sewer. If you are capable of doing the work youself it's can be a great way to go good luck.

£125 ,but get three quotes from legit builders.
Many are useless cowboys.
