Mold is a type of fungus. Spray with orthro daconil or some other fungicide. Any infected leaves that fall to the ground should be thrown away or the mold could spread via spores. Change the conditions if possible, so the tree does not stay wet. Do not water the leaves, as this promotes fungi to grow. Water at the base of the tree- saturate the ground so the roots get the water.

you need to get it identified, then see if you can buy a spray to get rid of it.

Take a sample to your nearest garden centre and see if they can help.

Sometimes pruning helps, sometimes the trees are beyond help and to prevent damage to other plants the only thing to do is fell them
