The front door leads into the dining room and ahead is a door into the kitchen. I like open plan and would like to knock the wall down, seems to be plasterboard. My partner says that the kitchen will look visibly messy and the smell of cooking will linger around. I am not sure if I would loose by money with the removal of the partition. I was also think about a small hole in the wall and covering it with a sliding cover. Any help appreciated....

Before you take down any walls you need to determine it they are load-bearing. If you remove a load-bearing wall you could eventually have the entire roof collapse. Check with your city building inspector to see if you can remove the wall safely. If they won't check for you, they should be able to recommend a builder who will.

We bought a house with an open plan living room, dining room, and kitchen. Before too long we had restored the wall (with a two-way door) between the kitchen and the dining room to keep out cooking smells and keep heat in the dining room and put bi-fold panel doors between the dining room and living room.

By separating the rooms up again we were able to save money on heating bills...

If you remove walls you end up with a big room that your heating system may not be able to cope with. Bear in mind that most kitchens do not need heating as much as living/dining rooms and hence might not have a big enough radiator for the new larger room.

Not sure about the serving hatch idea - that's so 1970's!

We recently sold the house and everyone who viewed it said that the preferred the separate rooms. Our estate agent said that separate, i.e. more, rooms helps to sell the house...

It depends on entertaining and how much room you have. If you do alot of entertaining and don't have very large rooms this would be a great idea. That way you can still visit with your company while your preparing dinner. Getting them drinks etc. I'm not so sure about the sliding cover it would kind of defeat the purpose of
the hole in the wall. Good luck hope this helps.

Personally I have been living in an open-plan accomodation for a year now and I hate the way the smell of cooking lingers and wrecks the decor. Give me a seperate kitchen any day!

Take most of the wall down, but build a breakfast bar where the wall is now, get the best of both worlds and " remember" you have to live there not your parants, Good Luck,!

Keep the wall.The serving hatch idea or the two way doors will be better.The wall gives a seperation between where you cook and where you eat and relax. Much better for you.

A tornado or hurricane could take down the door. I don't think sunshine or fog would affect it. If the snow collasped the ceiling then it could take down the partition also.

Is there anything else you need to know about weather?

go with the hole it can even be a large pass through, it will look much better than knocking the wall down.
