Hi Woody, I work at a Lowe's Home Improvment warehouse. Do not use Thompsons water seal and do not use the Cabbot stain which they have coming out. Cabbot stain will peel after about 1 1/2 to 2 years and the Thompson water seal is weak. And it depends on where you are located and what the weather is mostly like. If the deck is old then you need to sand it down to Bare wood so the wood will soak in the new product. Any old product on a deck will act as a sealer; not letting the new product set in. Severe Weather stains by Valspar are Excellent to work with and Olympic is also another good product. Either one of those would be fine. You can do a solid stain (remember a solid is almost like a paint and you will see print or shoe marks) or you can do a transparent to a semi-transparant stain. Which are much more prefferable by the public. Take care and good luck.

Why not do both at once! Check with Lowe's, home depot or ace for the type to stain and waterproof! Thompson's is one brand.

Best thing to do is get rid of it . It is just a modern gimmick which if you live in the UK climate ,will be wet and slimey and black and will eventually rot no matter how you treat it. Also raised decking is a paradise for rats because they love dark ,damp dens.
