Speaking as a house-hunter:

How easy is it to find, and how informative are the adverts where it's advertised? I'm blown away by ads that don't mention price, or don't mention location, or, sometimes, both -- I just don't bother with them. Make sure it's listed in every real estate publication and web site you can find.

Are there things about it that would put me off? I keep seeing things that need too much work -- from new paint jobs to no central air conditioning.

Is it particularly -- for lack of a better way to put it -- single-purpose? There're a lot of places that would only work for one or two yuppies with few belongings, or a very large but not terribly well off family, which cuts out a fair number of potential buyers.

The rock bottom price, or your rock bottom price? Here, there're a lot of downtown condos asking whopping amounts; even the 'cheap' ones look overpriced. It seems a lot of people in all these new downtown developments got swindled by the builders, and are now tired of paying crazy mortgages to live somewhere where bums sleep in their lobby. Even one with a 'rock bottom' price in that category would have to come down an awful lot to make it look like an appealing place to live.

Going back to the 'easy to find' bit -- I drive around and look at places before I call the estate agent. An address in a listing, and directions with the address, are a real plus.

Is it -- objectively -- ugly? It might be worth considering a few cosmetic upgrades.

If there are a number of places for sale in your areas, three months might not be that long a time, too.

A friend of mine had just finished building a small block of 6 units but the market has slumped during the build period. He needed to sell each unit of at least $40,000 more then the normal market price in that location. So he offered a free car with every unit he sold, he spent $10,000 per car & sold the units for $50,000 more than those of the same "value" around him.

Think outside the box, good luck & dont let realtors rip you off.

Maybe change the realtor, you could also try putting it on the internet if you havent done so already. In maryland we have a station that has a real estate show every sunday, they show the home and the rooms inside. They also tell you the mls listing and the agents name. Times are getting tough for sellers, get agressive.

it is a total buyers market right now. no one is buying other that the idiots who think they can buy a house for cheep and fix it up and sell it for more. got one of those down the road from me - went up for sale this past summer and it's still sitting there, with a lower price.

Its a bad time to sell...most people buy at Summer or Holiday Christmas Time..because they are moving kids out of school..either wait or take a loss.
