we hv just moved into property owned by housing assoc brand new were told not to do anything repairs for a year time is up now by law what should they be doing bearing in mind there are cracks everywhere

Conduct your own inspection, documenting everything with a camera, then present it to the Assoc. and tell them you want everything fixed.

If it is brand new, why are there cracks every were? What kind of cracks are they, and the locations of them. So you were told not to any repairs on the property for a year, is it under a lease, and you can now make repairs, or is it time for them to do repairs and you don't have to do anything or pay for it? I am really not understanding your question to well. My advice for you would be get in contact with someone who knows the legal papers, and a contractor. I don't know your case, location, type of building, etc.
Cracks are mostly from drying plaster on the sheet rock, but usually it dries and than the builders come back in right away to fix them. That is what I have always done. Is it not plaster from the sheet rock? Usually it is VERY easy to fix if it is just "cosmetic" work.

Cosmetic work is just what is messed up and easily fixed on the outer parts only. If there is something wrong with the structure, that would much harder to fix. Good luck.

I am not a builder but I too moved into a brand new house about ten years ago. The cracks are from the plaster drying out. You need the walls to completely dry out first before they fill the cracks in! This is normal and happens to all new houses! When anything dries out it will shrink and thus cracks will develop! That's what happened with our house. We had cracks all along the ceiling and along the corners! After a year builders came along to fill in the cracks and the walls and ceiling are fine now.

Your best bet is to get in touch with the housing association and ask if they have dates for when they are going to come fill in the cracks! Being a housing association they will probably take time to get around to doing work! I don't think there is much you can do except to keep on at them to get the work done!!

im a builder from manchester i have done some work on housing association propertys in the 1st year after completion it is the contractors who make the repairs and not the housing assoc your problem is common the house is still drying out your probebly using your heating more lately with the weather changing and cracks will apear its normal make up a snagging list of whats wrong and pass it on to the relevent partys its best that the house fully dries out before repairs are done hope this was helpful to you good luck in your new home

Any work that needs doing should be done by the builders, it is called snagging. If the damage is very bad, get onto the housing assoc to get them back in.

i am a builder as im a plasterer and what you have to do is get onto the housing people with a list of all the repairs you need doing then try to get them to set a date that they will complete the work that needs doing also try to get it in writing if you can then you have proof then if they dont complete the work you can make a complaint and ask for compensation or maybe a rent rebate good luck

Assuming you have documentation verifying complaints about these needed repairs prior to the end of the warranty period, get an attorney and take it to court. If you did not complain prior to the end of warranty, you have little chance of getting any satisfaction.

The cracks could be due to subsidence, also the building being new it would have shrinkage and some expansion to. The H. S. should look these before it worsens.

make a complete list of all the things wrong and present it to the association and i daresay they will come and put things right. should they not do this then get a solicitor letter to them

they should be there repairing the cracks unless its multi year contract.
