depends on you. if you make an offer, you can use a deadline to make a seller respond. If you are playing hardnosed in a fast market, you might want to put a short response time as it allows the seller less time to ponder and less time for a better offer to come in for the seller to take.
In real estate, TIME IS OF THE ESSENCE...I always recommed that my clients make it a quick turnaround, then you as the buyer can move on too if the seller refuses your offer.

A day to a week depending on if there are any conditions to the offer. It's the haggling over the extra stuff that delays an acceptance.

Also, there should be something in the contract that states that each party has so many hours (48) to respond to the latest offer; just to keep people from waiting on pins and needles or lose out on other offers while someone is pussy-footin' around.

The Realtor usually puts a time limit on the offer. It would say something along the lines of: Time is of the essence. This offer expires on ______.

I have seen anything from 24 hours to 10 days for an offer to expire. If the homeowner does not like an offer, they don't always counter. Sometimes they will just let the offer expire.

It depends on how agressively the realtors are working on both ends of the deal. I've seen them go within an hour, and others to take days because we couldn;t get in touch with the seller's realtor. Generally, 24 hours is the accepted timeframe to at least hear something back from the selling party.

It depends on how badly the person wants to sell the house. It can be as short as a day or as long as a couple of months. If the person has been living there for years and they are sad about leaving this may delay the process. Just be patient trust me they are being pressured enough to make a hasty decision.

Should be one hour if they know what is good since the bottom in dropping out the the housing market. The long it take the more they are trying to milk you. may be you should hold out. Check out the web site.

You should get a response fairly quickly, particularly in this market. If you don't, its a signal that the seller is screwing around and you may be in for a very difficult transaction if you continue to work with them.
