Sell it cheaply.

Are you in an area that's still appreciating, or an area where sales are flat and miserable?

Price it fairly.

Make sure it is polished - no clutter in house or yard, no little repairs that need to be done - dripping faucet, sagging gutter, dirty windows. Clear out your excess junk - when they look in the closets, will they be able to see how big the closet is, or just how much old junk you have stored. Make the rooms look bigger by having less furniture and stuff there. They have to be able to envision the room, not just your stuff.

Watch out for awkward smells - you won't notice them as you live there, but pet smells, cooking, mildew, etc. Ask a friend or realestate agent to take a sniff and tell you.

Does it need any painting, freshening, carpets cleaned, etc.

Curb Appeal - does the front of the house and yard look neat and inviting. Do you need a couple of flowering plants, such as mums outside. Does the front door, mailbox, porch need paint or cleaning.

Tell everyone you know. Tell your neighbors. Tell your co-workers. Have a picture to give them with your phone number on the back if any of those people know someone who's looking.

Price it fairly. In many ways it is a buyer's market, and you have to be realistic. Good luck.

I put my 1st place on the market earlier this year and in 2 weeks I had 2 full-asking price offers. They bid against each other and I ended up doing quite well out of it and sold for the highest amount than any other flats in the road.

I decluttered first of all and got rid of loads of stuff, so the place looked minimalist and quite sleek. I then aired the flat for at least an hour before each viewing so the air was fresh inside. This was in the summer though so it meant that it wasn't cold. If selling this season, make your place warm but not stuffy.

I basically cleaned everything so it was spotless. Hovered, made sure there was nothing on the draining board, and hid any clutter that I hadn't got rid of.

The buyer needs to get the impression that your place is big enough for them, is airy and modern.

Make sure you are out when viewers arrive! Don't you just love the help we give you here? Gonna be serious now. Make sure the garden is tidy, every room in the house is spotless, especially the bathroom (that means NOT having a dump just before anyone comes)! No horrible cooking smells. Some fresh flowers and heating on. Good reason for moving - like job relocation. Enough? Good luck to you!

A sensible price, if you are in the UK try and get your house advertised on the rightmove.co.uk website because it's great! Make sure your house is always immaculate and if you smoke, don't smoke indoors any more until it is sold! Get rid of any excess clutter that will make rooms appear smaller and if possible ensure that any garish colours are covered up! When you have the pictures taken make sure it is on a nice day. A blue sky and sunshine always makes a place look more inviting. If you are expecting people to view the house, try to leave lots of lights on because it makes the house feel warm and inviting. if you are in th UK rightmove and findaproperty bth worthwhile getting a listing for your house.

Declutter,air and make sure it smells nice. fresh flowers,fresh coffee bake bread all old classic tricks of the trade.

If you are showing people around point out all the benefits of the property no negatives and then let them check it out by themseleves so they can get a feel for the place without you hanging around.

If you have an agent don't be in the house for the first viewing but if anybody comes to see it again it does no harm to give them your personalised expereince alongside the agents sales pitch. hope that helps.

Be flexible....leave room for price negotiations, be an "aggressive seller" According to everything that I have read, it's a "buyers market" There are a ton of houses out there for sell and it's all about what the "buyer wants". Keep that in mind when you are selling a property. If what you have, isn't what they want, they have ample opportunity to "move on". Good luck!

Watch HGTV ! The show called DESIGN TO SELL> will help you know everything a buyer will look at. It is all about Psychology! Even if the furniture isn't staying , if it looks bad they won't want the house. Make your house immaculant! Upgrade fixtures! Advertise! ALSO< Curb Appeal, don't forget the outside of your house, really does matter.

Make sure it is clean and tidy, not cluttered when people come to look, if you have pets, make sure they are kept under control, and make sure the house doesn't smell of them. Don't have a room full of junk, where you are storing all those things you never use. If the room is supposed to be a bedroom, then let them see the space, have a bed in it unless you are using it as an office. Make sure the decoration is neutral, don't have rooms painted or papered in vibrant colours.

Get a good agent, make sure the house is in the best condition possible when being shown, and price competitively because most of the country is in a buyers market right now.

Make sure you've priced it to sell....no matter how much we'd all like to make big money on the homes we sell - the market sucks right now! Very slow.
Neutral, neutral, neutral! If you have that rogue room that just so happens to be canary yellow...paint it beige. Buyers like the idea of "move-in condition".
