I suggest you sponsor a radio program or do advertising on radio. Since it's a low income area, you might have to stress security features. What are you doing to help your neighborhood? That's good PR stuff, too.

Take a real good look at the exterior lighting around your complex. If it's not well lit, this will definitely affect how people perceive the safety of your building.

Here are some ideas:

1. Advertise in the Apartment Guide magazine

2. Have a special on move in.... Like first month free

3. Websites are great..especially for people who are looking to move from out of town.

4. Run a recommendation special... If a resident recommends someone who leases then the resident gets a special bonus.

5. Let people know why your apartments are special, run adds on TV, the radio, or in the newspaper.

6. Super markets and colleges are great places to hand out fliers for the apartment complex.

Good Luck.

Place flyers at the local colleges. Place them on cars at WalMart.
Offer a move-in special (no dep, 1/2 off 1st months rent etc).
Offer a special to your current residents....for every new resident you send to us = $50.00

Do what the people above suggested .... and use this site to get the lettering you need:

http://www.custom-vinyl-lettering.net

They are the best. So easy to use with so many options. And they are cheap ... basically you are cutting out the middle man so you're not spending hundreds for someone else to design it and apply it.

They saved me hundreds!!!

Best of luck filling your vacancies!!

A man walking on the street with a sign - make a move-in offer. This gets a thumbs down? Why? It's being done all of the time in my city succesfully.
