I'm looking to buy a home and keep seeing the discription of homes as pre manufactured and mobile. What is the differance in these two?

A mobile home is delivered to your site on wheels and is a complete home all by itself. There is no permanent foundation only aluminum skirting underneath to cover the wheels and cement block supports.

A manufactured home is a home that's built in stages at the warehouse or building site and then delivered to your site and placed on a permanent foundation. It could be delivered in sections like walls or rooms. Sometimes a manufactured home is built completely on site just like a stick built home from scratch but mostly it's already built at the warehouse & delivered in sections to you.

Be very careful choosing a mobile home. They depreciate in value just like a car & are very unstable in inclement weather. A permanent foundation home is probably a better value over the long run.'

A Mobil home and a Manufactured home are the same thing, but a Mobil home is the old style, like more then 15 years old. A prefab is in several sections when arrives on the site, not just two sections like a Manufactured home. It also will not be left on wheels, but be put on a foundation. A Pre.fab can not ever be moved once it is set up.

A mobile home is basically a trailor. It has a hitch that you connect to a vehicle to be towed to where you want to go, there is also a mobile home that has a drivers seat right in it. A pre manufactured home is a house that is like a put together kit, you select your style of home and then it is delivered and put together, It comes with everything that is needed to build it. But it is stationary and will not move, most pre manufactured homes also have metal studs in the walls and flat roofs, but there are many more models out there now than there used to be.

Some of the pre manufactured homes are build off site and put together on site. The weather doesn't effect the framing and wall construction.

Trailers, or mobile homes have come a long way in the last couple of decades. They still have wheels!

Also, the interest on a mortgage will be higher on a trailer. You will not be able to get a mortgage on a older trailor. A mobile home has wheels. It is registered like a car. A modular home is pre fabed in a factory and if it has a foundation it can be financed as a house. I think different states have different rules. If a trailor has the frame and wheels on it then it is going to cost more to finance it. In NH if it has a foundation it is considered a house and better finance rates. Talk to your Realtor or bank to find out which is the best way for you to go plus what age if it has no foundation will they not finance it.

The language is hype to distract from the facts that it is a Mobile Home- but they do make Modulars homes- which are built in a Factory, -Mobile homes have a Steel, underside and Floor support, Modulars have wood. Vast improvement has been made in these type homes, either of them.
