Before you even think about having sex with this woman, ask yourself is she worth leaving your wife for? Be prepared for that, because I'm sure your wife won't stick around if you cheated.
As for the age, that never matters.
I suggest cleaning up the marriage first before starting a relationship (that is, purely SEX ONLY or a committed relationship). Have a good think about it, there are two women you want, you have to make a choice. Having both is just selfish.
