i am experiencing the same situation with some close family members. People who observe my actions regarding what i provide for my son and his family, consider my son very fortunate. You wouldnt think my son would be rude or arrogant and flip to someone who paid for all his new furniture, provides money for car repairs and whatever else they need. My son is that way to me.Why should you, or me waste time trying to figure why someone is ungrateful and unappreciative? Spend more time doing LESS for those individuals. Youll be less resentful, and have more time to devote to projects and people who are appreciative of your endeavors. The "takers" will be forced to come to grips with their psychological problems when you are no longer so giving and accomodating to these self centered, greedy and selfish types.

If efforts you make to assist are accompanied by bitterness or anger...Appreciation is being hindered by negativity. Sometimes appreciation is blocked by apprehension...Expecting something in return...Seeking a favor for a favor.....Psychologically speaking...Give in love and respect nothing but love in return..You wil be happier in the end.

It could be that this person is not satisfied with anything they have ever done and is bitter aboutit. So now you have to suffer. Or could be that you think you are giving 100% but you are really not Good Luck

Unfortunately certain behavior patterns develop between people and some of these are not healthy. It sounds as if this is the case.
Try changing your behavior in this situation and see if perhaps the other persons behavior also changes.

Why does there have to be something psychologically wrong with this person? It seems the main problem is what you are doing; stop doing it.

It could be that the person sees the thing too 'normal' . If he has adequately appreciated the potential, then everytime the action or performance matches, he would just say within himself "oh ! quite expected of him !"... no grounds for expectation !
A lion kills a goat casually, lion needs no appreciation for its valour, skill, courage etc !

Not enough information. It takes time and information to come up with a DSM diagnosis.
