I'm not a dealer and I do not represent any manufacturers. I have built about 1000 homes. Over a dozen were kit or package homes, all provided complete plans as per their specifications, offered plan books and design change options and or alternate specifications. Usually the basement and or foundation system and it's design is included in the plans as required by building departments the foundation, property are usually not included in package. The homes are designed in accordance to where they will be built, to codes as required. All mechanicals are usually extra if provided at all. The best materials package, I ever used, was LINDAL Homes, I built several of these, nothing was precut but the drawings are very detailed. The material is delivered in tractor trailer, which is left on site during construction. There may be a demerage charge for prolonged construction time. The material is loaded on a "as required basis" so that you are not hunting for items, fasteners. adhesives connectors are included and there is always 5 to 10% more, of everything required. By the way, left overs may become, the property of dealer upon completion, so, hide it!...In Canada you are lead to believe, that, you must have a Tarion Warranty, "BUT" that is not true it's not a home till you live in it, if you did most of the work you are the general contractor...It is a major undertaking lots of luck, really shop and be comfortable with all your decisions don't rush! I THINK TARION IS ANOTHER GOVERNMENT MONEY GRAB AND I HAVE BEEN ON BOTH SIDES OF THAT FENCE...

First you need to get yourself some good house plans. There are many of good sites to search on the internet. Once you have a plan make sure it is up to the building code for your area. Submit the plans to your building department and that is the start.

If the structure is intended for human habitation ( & not a child's play house) you need to first contact the city (or county if outside the city limits) for the local codes applicable to construction in your area, to include but not limited to the structural, foundation, electrical and plumbing requirements. After that you have to get a set of plans and have them approved prior to construction. Any work not code compliant can be ordered removed at the owner's expense by the local authority having jurisdiction.

Listen to Kate, What she is telling you is the truth, there is a lot of work in preperation, b/4 you can start, and some of the kits are "Generic" in that they may not be set to the codes of your area. Like snow loads or huricane strengh. If you have done all this go to a Lumber yard IN YOUR AREA and get prices from them. After that when it is all done sit back and pat yourself on the back for accomplishing an awesome feat

If you are going to build it yourself, you probably won't be able to find one to buy. You could buy plans for a house or have an engineer design home plans for you to build from.

Menard's has some excellent packages that are all inclusive; variety of sizes, styles
