The best thing you can do is ring them daily and become a real pain in the backside.

First though make sure it's definitely your solicitor that's dragging their feet. As someone mentioned earlier searches come from the council and the speed at which they operate varies greatly.

If it is the council that's holding everything up there is nothing to stop you going down there and making a nusance of your self.

I also found this article all about complaining about solicitors...might be worth a look?

A solicitor told me that they prioritise their work based on who shouts the loudest. When they are motivated, they can do things very quickly. If a search is taking a long time, and it jeopardizes a chain, then insurance can be purchased on that search (so I'm told).

A property chain can have many solicitors involved, and usually delays are caused by one solicitor having the conveyancing file sitting on his desk doing nothing. One trick that normally works is to threaten to pull out if contracts aren't exchanged by a certain date - if this is only days away, then the solicitors will normally fly into action and suddenly be in the position to exchange. You have to be careful as it could backfire if you're too nasty. Also, you need to give the solicitors reasonable time to do things and take into account what is actually causing the holdup.

If they are waiting for searches, you're at the mercy of the council department dealing with it - enough said! And anyway - they seem to take on so much work that it takes them weeks to get through the in tray! Pester daily if necessary! I did and it worked - oh and pester the estate agent, cos they earn shed loads from the sale too.

Send them a Solicitors Letter threatening to sue them unless they speed up. Of course you'll need a solicitor to write it...ah...I see the failing in my scheme...erm!
