The land registry is a great place to start as all land registrie s are hewld here. All land in England and Wales is coming within the confines of having to be registered and any easements, covenants or proprietary estopples are registered with the land registry as well and they wil tel you if any other person has a right over the land you wish to purchase. The average costs of a solicitor is a couple of hundred pounds for them to find out for you, and if you wish to purchase they will carry out this task.

They have a web adress if you want to look at it, it is...

www.landreg.gov.uk

You can search the Land Registry on line - you don't need a solicitor to do this. However, you may need legal advice once you have copies of the title documents to understand what they mean!

The other point is that this will only be of benefit if the land is actually regsitered. There are still some properties which have not yet been registered.

Land registry. Contact a solicitor to do the title search for you. The local reference library may also help you.
