my sister, a friend and I signed a 18 month lease. 7 months into it our friend decides he want to move out and says he is no longer going to pay rent. I want to know what is the leagal way to go about getting he portion on the rent?

It all depends on which state you live in, these laws vary. Anyway, if you want solid legal advice, you should see a lawyer. I don't know if you qualify for legal aid community services. Unless you're pretty poor, you don't. Before you see a lawyer though, that you will pay for, be prepared so it does not take too much time. Bring the contract with you. It will be important to see whether the lease says that if one of you defaults on paying or just moves out, the others are responsible directly for him towards the landlord. In that case, you must cover for him, until you resolve your issues with him. Also, generally speaking, you have to do some effort to mitigate damages, meaning that you have to show that you are trying to replace him by finding other roomies.
