advertise properties, itself, be honest to both buyers and sellers, don't be too greedy, employ honest people and you, my friend, will have a unique estate agency!

if you mean a REAL estate agency, than a good one would have a whole plan ready when they list the property. You see, agents arent' trained to sell the house, they were trained to get the listing. that is why it takes a while for some of them to understand that they have to get up and do something else to sell the property.
open a sunday paper, see how big agencies advertise.

Advertise in local and national papers not only the houses for sell but also what the agency can offer, deliver fliers door to door, website, "open houses" where people can turn up on a particular day at a particular house that isn't selling, writing letters to previous valuations that haven't put their property on with the agency. Oh and backing people into a corner when they walk into the shop insisting they view every house on their books, ha ha!

Don't trust estate agents, all they do is put an ad in their premises and maybe in the local rag, sell it yourself and you'll save a fortune. You could lower the price to take into account what you would have been charged and you'll find it will sell immediately.
