I'm am considering having a 10 x 10 or 12 x 12 concrete patio constructed in my backyard. What is a reasonable price to pay? (I live in the Chicago suburbs) Also, I may be moving in the Spring. Would a patio increase the value of my home enough to make it worthwhile?

I just had an extra concrete slab done to increase the width of my driveway 8' x 16' cost me $1200.00 Here in Michigan. I do know that in my area a wood deck increases the value of the property but not sure about the concrete. I'd call a real estate agent and ask what they think, maybe you'll get a free eval out of it.

The costs do vary alot. It depends on who you hire to do the work. You can do a little research and make a few calls yourself beforehand so that you don't get taken advantage of by a contractor. Concrete is sold by the cubic yard. One yard of concrete will pour a slab approx. 80 sq ft at 4" thick (which is typical for a patio slab). Typical concrete used may start at around $75- $85 per yard and most concrete companies will charge a delivery fee with sometimes a 2 or three yard minimum. It can be mixed by hand bought by the bag but someone will charge you alot more in labor if they doit that way. The area in question has to be preped first; sod removed ground leveled somewhat and then the perimeter formed or framed to hold the concrete to the shape you want. Labor costs can start at $3-$4 per sq ft and go up from there. You should be able to arrive at an approximate "cost" with these figures. Most contractors will add overhead or profit to that amount. An experienced concrete man can show up and do the job in a half day. But in fairness to any contractors, you're not paying for the time spent but for his experience and expertise. Remember you get what you pay for. Ask for references and/or photos.
I agree that a realtor may have your best advice as far as selling in the spring. It's getting close to winter, may not use that patio that much between now and then. Something to consider. Good luck.

First rent a power washer from the local rent all location. You can generally get one of these that are Gas powered and connects to your home water hose. You will be surprised at how clean a slab will become by simply blasting/cleaning it with pressurized water. If you want to expand on that a bit, check your local Home Depot or Lowes or other hardware store. There you can find a 'pour on' concrete finish. This stuff is a polyurthene type covering that you can get in various colors. A lot of auto shops use this on their floors as it is durable and resistant to stains. Speaking of stains, you can also purchase a concrete stain and change the color of your concrete. Again this can be purchased at your local hardware store. However, the poly type covering will do better in covering over pits and bumps in the surface. The power sprayer will probably cost a total of $75 including the gas needed to run it. The poly coating about $50, the stain about $25. Good luck!

Prices vary but expect to pay at least $3-$4 a square foot. Of course this is a low estimate if you decide to go with coloring or stamped. Good luck with your curb appeal. It really can help sell a home.

$ 3000.00 +/- $ 500.00 but I live in South Texas where we have
lower labor costs.

You have to call your local "building materials company" and ask. Prices very.
