I would call another realtor, because if you call yours they may not want you to get out of it, they may say things in the way that makes you feel you have to sale. I actually had my house for sale and changed my mind and my realtor got me to sign a piece of paper saying I was not selling by owner and that was it. And I was out of it. If you have a good relationship with your realtor, tell them you are having a hard time finding something else and you would appreciate their help in this time. Good Luck that is a hard thing to go through.

If your home is only listed for sale you should be able to take the house off the market. Your broker should have given you a copy of the listing agreement. If your home is under contract as in you have received and accepted an offer, it is binding. Check with an attorney.
The contract is a six-month listing agreement with them to market your house exclusively. It does not mean that you cannot change your mind and take the house off the market. No one wants to sell your house if you don't want to sell. Do not play games with your Realtor by jacking up the price you are only wasting their time and money.
While they have your house on the market advertising and other expenses are coming out of their pockets. They don't recoup that money if your house doesn't close. Call your Realtor and tell them the deal.

Sure you can get out of your contract. All you need do is take your home off the market. Depending on the listing agreement with your realtor, you may be liable for some advertising and other expenses. Check your contract.
The only "hitch" with taking your home off the market is that for the duration of your original listing agreement, you will not be able to list your home with anyone else if you decide to sell it after all. Again, check your contract for this information. Also, be up front and talk with your agent...

HEY the contract is good for six months if realtors do not sell it in this amount of time they will ask you to sign a extension do not sign it if you have changed your mind about selling.Do not tell realtors at this time what you are thinking.if a buyer emerges then you can decide what you want to do with realtor.

Usually a listing agreement has a term, but most agents if something has been up for a few months have mentally 'given up' on it anyways-- its not "HOT" anymore. So call and see if they will let you just cancel with no repercussions.

You may have to pay a nominal service fee but most decent realtors will waive it once they understand your rationale for remaining at your current place.
