I have been in my house one year. My toilet leaks and i have replaced the wax ring (with the 'funnel"). Things are ok for a while and then it starts to leak again. I have an old lead soil line. The flange is flush with the sub floor. As i understand it, the flange must rise above the floor in order to make a good fit. What's involved with installing a new pcv flange? Is it as simple as taking of the old flange and installing the new pvc flange with pcv glue?

One option I would try before tearing out your old flange is a flange extension. I have had to use extensions every once in a while after installing tile - and generally they work great. Simply seat the extension on top of the flange (using a good bit of caulk and adjustable lock nuts on the flange bolts) and then set the toilet with a standard funnel wax ring. If this fails - you may have to replace, but that is not to terrible either (as long as you have access to the PVC below the flange. If so - simply cut out the old flange and install a new one (at your new specified height). If not - check to see if the flange was glued to the PVC (some simply sit on a lip). If it is - then you will will have some additional work ahead of you - but the objective remains the same - replace with a new flange.

I've come across a good fix in this situation. First determine if you have a 4" or 3" line. Home supply companys have an expanding flange that you stick in the hole with the bottom of the flange flat on the floor. There are 4 allen bolts around the top of the flange that as you tighten them, they make a rubber seal expand and seal the line. Then bolt the flange to the subfloor, set your wax seal in place and oriceed as usual.

The floor flange should be approximately level with your floor. If your flange is lower, you can easily try one of two things: Look at the hardware store for a extra thick wax ring, the extra wax will make up for the additional reach to the floor flange. OR get two wax rings and install both to make the thicker wax ring.

No glue is used in a flange replacement. How could you take the old one out if it was glued. Just slip the new flange and wax onto pipe, align the Set Bolts, replace toilet, nuts on.
If is leaky leaky, may wanna add another Wax Ring. But carefull there, as you are setting the wax it could be too much and clog the pipe.

stare with the floor it self. make sure there is no rote around the floor flange and then replace the flange. PVC is the best way to go In my opinion

Use 2 wax rings on it if you want to replace flange you better call a plumber.

LEAD TRAPS ARE CRAP!

PVC , THEY STUB UP W/ 4" , CUT IT FLUSH, & GLUE A 3" FLOOR FLANGE INTO IT! SMOOTH AS A BABIES BOTTOM!

YOU MIGHT TRY DOUBLE WAX, BUT A PVC RE-FIT WOULD BE DISASTER!
