buying a home throughout a realtor, or by owner?

A realtor. You have a better chance of collecting any damages due to unforseen circumstance that may happen after the close. i.e. foundation that falls or something of a catastropic nature. An individual homeowner has small limits of liability insurance on their homeowner policies. A real estate agent carries much more and has deeper pockets.

You may save a few bucks when you buy from the owner but there may be some legal issues you miss in the transfer paperwork as well as rights you may unwittingly forfeit. A good Realtor is worth their commission to be sure check with your local board of Realtors to see how long they have been registered and if there are any complaints against them for improper practices. Using a Realtor is just safer because all your bases are covered as a buyer.

By Realtor they know the real estate business so there are a lot less hang-ups to be stuck on. We used a Re/max Realtor in Pennsylvania, he was great!

I think by owner. You have a better chance to negotiate prices because there are no realty fees. Have them pay for a home inspection and closing costs. Also, make sure you get a 1 year warranty on the house.

DON'T USE THE REALTOR THAT IS SELLING THE HOUSE FOR THE OWNER.....GET YOUR OWN
THEY WORK FOR YOU AND WILL HELP GET THE BEST PRICE.....THEY WILL GET THE BEST INFO ON THE HOUSE,
WHICH CAN BE AS IMPORTANT AS THE PRICE

The advantage of buying from the owner is to the seller as they would not have to pay realty fees. But the deal is the same...legal and binding.
