As a buyer several times, I preferred to see hooks in the walls. Nails no. Holes I totally hated. Because it meant work for me afterwards to fill them in. The less work for me after moving in, the better. Plus, I saw it as a sign that the present owner was lazy and there might be unfinished maintenance work somewhere that I couldn't see.
As a seller, I left them in the wall and put pictures on them. I put masks on the ones where pictures looked weird. In an empty house I took the hooks and nails out and used a dab of filler to close the holes. It looked tidier and made a better impression.

I think I'm in the minority, but I prefer bare clean walls with no holes or nails or hooks. We bought a house three yrs ago and still have almost nothing hanging on the walls. But I'd rather see art work hanging than see nail holes. Nail holes mean extra work for me after I buy the house. I don't think you want a potential buyer walking through thinking, "I'm going to have to patch up all those holes...What a lot of work."

Wow. That is a very simple but good question. I would rather just see the hole on the wall, but if possible maybe you could get a little tub of filler and if the wall is white, just plug some in with your finger before showing the house. If not I think that the holes are better because when a person looks at the house they are usually looking for things that need to be worked on and that is something they might notice but would no it would be easy to overcome.

If you really want to go about it the right way, you should take the nails out, fill the hole, and fresh paint. If there's just not time I would say take the nails out. It's still obvious what was there and better than seeing sharp objects jutting out all over!

The market is too competitive now. As a seller, I would want my home to present better than the rest...so I would patch and paint.
As a buyer, I'm the same way. I look for properties that will require as little work as possible in order to turn it. (resell or rent it)

If it's a totally empty home, fill them up. But then you might have to paint the walls as there's nothing worse than seeing patched paint that doesn't quite match.
I left the pictures themselves up and had a few bits of furniture in the house while it was sellling. Once the offer was accepted, I took them and the hooks down.

Neither, Silly. Buy some putty and fill them, and if neccessary paint over. Buyers NEVER want to see ugly holes OR weird nails all over. You want to make your home pristine and perfect.
