Notice Of Sale / Auction
At least 20 days before the trustee's sale, the notice of sale must be posted on the property and in one local public location. The notice is also published once a week for three weeks in a local newspaper, starting at least 20 days before the sale date. The notice is mailed to the borrower at least 20 days before the sale and to anyone who requests the notice. The notice must contain the date, time, and location of the sale, the property address, and the trustee's contact information. In addition, the notice of sale must be recorded with the county recorder at least 14 days before the sale.

" Listings most of the time belong to the banks or real estate agencies"

The companies are searching through the various local papers where banks and lending institutions are required to list pending foreclosures. If you want to avoid this cost (which is minimal erlative to the $$$ you can make), you'll need to locate these for your counties and do the searches yourself.

Good luck.

www.hmbireo.com this site has listing by HUD you have to have a real estate agent who can place bids through HUD and you must have $1000 to place the bid. If you don't win you get the money back, and you can bid quite a bit less than they are asking for the property and you need to check the property out good.
