The best improvements to make are kitchens and bathrooms. Most people say that having hardwood floors is another huge advantage. Make your yard look nice too. First appearances really are key.

You want to consider what improvements provide the highest return for the cost of the work. Upgrading your kitchen (slab countertops, stainless steel appliances, etc.) and bathroom (new tile, fixtures, glass doors, etc.) are always considered by reale state agents to provide the highest return on investment.

Additionally adding square footage is also key to increasing the value of a home.

You can add value to your home by adding features that will improve it's overall interior and exterior appearance. I would advise you to talk to an appraiser first to find out what things you could do to improve your home because just because you put a bay window in doesn't mean it's now worth a couple of thousand more. Consult with a appraiser they can better advise you about what to add to improve it to the amount you are looking for or what you can do with the budget you are working with. Most of the answers you've received are real good! I added a 12'x12' deck, a 21'x21' medal carport, an out building and planted two trees in front. I placed alot of plants around the house (inside and out) for people to see and feel real good about being in and around my house. I sold it for $21,000 more then I had started asking!

if you're looking for a big return updating bathrooms or adding one and updating kitchens. small increase add a coat of paint, landscaping, new exterior doors, fencing.
