You have not said what type of roof that you have, but most single storey extensions have a flat roof. In which case the roof covering is probably built up felt roofing. Depending on the quality of felt, this normally lasts no longer than 25 years. Lower quality material will be less. If the roof has been leaking for some time, the plasterboard on the ceiling is bound to sag. The timber joists and boards could also be weakened. You have no alternative but to have the roof covering renewed with the timber work inspected and renewed if found to be rotten and unsafe.

Plenty of people had a go at answering your question, I'm still trying to work out what the question actually is. Do you want to re-roof your house? re-roof your extension? If it's the extension giving the problem, is it flatroof, felted? pitched roof, tiled? How long ago was extension added? Was it done to building regs?.......etc, etc. Put some effort into the question, people put effort into answers eh? :-)

If the roof is sagging the chances are that the slates ahve been replaced with tiles without adding extra perlings, you will need to strip the roof, remove the bowed trusses one by one and replace as you do, this allows the ridge boar to remain, then you will need to add strengtheners across the middle to support the tiles. batten out allowing a 150mm headlap, minimum.

if your roof is sagging, ya got more wrong then the roof.
get in to the attic and look around for sagging or broking supports.
Or maybe the lack of supports.
It,( the house) will need to be stripped the sag repaired, reroofed.
just reroof over it may make it worse.
Ask around alot of people know how but may not like doing.

You (or someone you hire) will need to strip off the roof down to the deck. Then you'll need to inspect the deck for broken, warped or damaged panels and replace them (they are typically either plywood or OSB). If the panels are just warped, you may have to add some additional supports to keep the panels straight. When the deck is reapired, lay down tar paper (roofing felt), install new drip edges, then install new shingles.

Remove the shingles and old sheathing. Check; fix or replace rotten trusses. Resheath and reshingle.
Most building centers can give you the info you need if you plan on doing it yourself; cheaper way. Or call in a roofing contractor to (maybe) have it done right; can be very expensive.

Ask a builder, or at least 3 or 4 , if your roof is shot and needs redoing its best to get some one who knows what he is up against, if things go wrong it would be a costly job.
