Like, the landlord will pay me back $30 per square foot?

T.I. (Tenant Improvement) varies by location and landlord. $30 /sf is actually pretty generous. This amount is allocated to a tenant for improvements made to a building that will be left behind when they vacate. These improvements could be lighting, plumbing, bathrooms, etc. The landlord pays you for them because they then become his property.

If you want to negotiate a larger amount, I recommend that you research the TI norms in the neighborhood in which you are planning to lease. Also find out what people in the same building or nearest neighbor were given. Another factor you should consider is how much improvement you are actually going to have to do.

The best thing you can do here is hire a property broker/specialist. He or she would be conversant in all the norms and going rates and would be more capable of getting you a better deal. And in many places, the broker fee is paid by the landlord as part of the lease negotiations. Good luck!
