Our lease started 5/1/06, and it is a 6 month lease. So if we were to move out 12/1/06, we would not be in breach of our contract. (right?)
Any suggestions on how I can word my letter?? I dont want the landlord to think we are leaving before the lease is up.

Thats 6 months- you should be fine.

It depends on several factors because you have to examine your state law and the lease itself. Check the lease to see if there is a clause in it that automatically renews the 6 month term. Some states say that if you continue to pay after the first 6 months, then you have renewed the lease for another term (in your case, 6 months). However, most states say that you are now on a month to month lease. You have to give the landlord a 30 day written notice of your intent to leave. (It must be a full 30 days in advance.) If you don't give the notice, you could be liable for an additional month of rent.
After you have moved out and returned the keys, send the landlord a letter requesting your security deposit back and give him a new address to send it to. Don't forget to keep copies of all letters that you send and sending the information certified or with proof of mailing is always a great idea. Good luck.

All your letter needs to say is that you will not be renewing your lease, and will be vacating the property on 12/1/06. Short and to the point. Just make sure to keep a signed, dated copy of the letter for yourself, and include your forwarding address.

Your lease is actually up November 1st if its a 6 month lease. I would just let him know that as of December 1st you will be vacating the property. Since you have a copy of the lease he will know that you aren't breaking it. And you shouldn't have any additonal charges other that a months rent. And as long as everything is in order, then you shouldn't have a problem getting your deposit back. Good Luck !!!

You will not be in violation of the lease. You really don't have to give them any reason if you don't want to. Just as long as you give then the 30 day notice.
