What will increase the value of my home more - wooden deck, concrete patio, brick patio, stone patio?

I currentl have a wood deck but have been considering replacing it with concrete patio. Is that a smart move or doesn't matter now?

Well, it seems that everyone who has answered didn't really listen to your question. How do we know Jim hasn't already updated his kitchen or bathroom?

As far as your home's value is concerned, if it doesn't have a deck or patio of any kind right now, it will absolutely increase the value.

If you are going to do it, and do it right, I would recommend a "stamped" concrete patio. It is much easier to maintain than wood, lasts much longer and is cheaper than doing real brick or stone. You can have it customized as far as shape, design, and color. Good luck...

Stone or stamped concrete would be best of the 4 and either is a wash once you consider cost and return.

None of the above. Most folks don't seem to understand that real value is in a kitchen/bath or addition. As an appraiser I don't give much for landscaping of any kind. Put your money inside the home.

All will help, but the best things are remolding the bathroom or kitchen. Bathroom you can get back $3 per $1 spent. Kitchen $2 per $1 spent.

I would say a stone patio ....it's more attractive and durable than the others!
