I've heard horror stories from people who've rented to cat owners. i.e cat urine, smell, changing carpet etc. I've got carpeted bedroom and hardwood floors in living room. Can cats do damage to hardwood floors? How can I protect myself from worse case scenario?

Yes, cats can and will damage to hardwood floor. Find out what your insurance will and will not cover. If the insurance does not cover hardwood floor, get the total figure for the replacement and the cost of time loss for not being able to replace a tenant immediately due to reconstruction, just the same with changing carpet and remove cat urine smell. That will be your total cost of how to protect yourself from the worst case scenario.

call the fair housing counsel nearest you. for correct legal advice.
my cats were perfect as i trained them.
others are not. got to learn to ask more questions and you can gauge.. harwood i wonldnt worry at all carpet depends on if the cat claws or is trained. i neverpaid extra or lost a penny in deposits. mine kitties were trained and behaved. and cats if there is alittter box cleaned regualr smell is never an issue. spraying is a behavior problem mostlyoutdoors or when other anumalas show up or other problems that can be fixed ..
do not ask for declawing! it iis concidered creul by many its unsafe for the animal who could get out by accident and then and cant defend themselves..

Waive the pet additional deposit for proof the cat has been declawed. Also change out the carpet for tile before they move in! Ask for the regular deposit. Also require that it is fixed. All this should take care of most of your problems...

In australia we have to have our rental home fumigated if we have a pet when we move out. check the age of the cat, desexed or not. my cat just sleeps all day and does no damage. he is about 4 years old.

Cats and dogs can do alot of damage to floors. If I were you I would demand a 200.00 pet deposit and thats cheap. That or just tell them no pets allowed.

love cats but they are stinky! they go **** in their litter box and then jump on the counters and anywhere else they want, but a trained cat will only go in the litter box and the only way they can harm the hardwood is if they piss on it and the owner never cleans it up.... it will soak in to never be removed. GOOD LUCK!!!!

I always get 1months security for the "human" and another's month for the "pet" - if they pay it, they usually are very responsible. Tell them you will check the unit every other month for urine smells. Get that in writing.

but just a cat nothing else.
but the carpets must be in good shape/cleaned
