A Director's Cut is the film edited the way the director intended it to be but for some reason had to be cut for showing in theatres. An Unrated edition has added scenes and extended scenes.

Director's Cut is just that, a different version of the film re-cut by the director. An Unrated edition simply means a different version of the film (re-cut by anyone) that has not been rated by the MPAA. Usually these contain more sex, violence, or profane language, but this is certainly not always the case.

Same movie as in the theatres with extra scenes that were filmed but not in the movie. For some R-rated movies, this includes extra sex scenes.
