I live in houston . I paid $174,000 for a house. The real estate agent tells me it would only sell for that price. He is charging me 6% is that too high?

If you are planning to sell the house at 174k.. yes 6 percent is practically the norm. but you should check into ASSIST2SALE.

they have a really great deal. they havea flat fee of 2995.00

we have the same problem the bubble burst in our area. we paid 165K and we are trying to get at least 175K for it to make up the cost in improvemts we have done to teh house.

Most agencies charge 6% of the sale price.

that is right in line with the average. If he was the listing agent he gets the whole cut, otherwise he splits it with the listing agent. For this reason, many times agents will show their own listings first, unless you sign them as a buyers agent.

i heard 3 % of total sale price. paid 3% from buyer and 3% from seller

that's what most charge. you coud look around for someone that charges 5%. They are out there.
