I don't think it's a good idea, the deteriorating will end up making it to the other side, your side sooner than you think, it's all about location, try finding a better neighborhood, location, location, location!! You'll be glad you made that decision, as it is the main factor when it comes to home values.

The problem with this is that blight tends to spread and the "face" of a neighborhood changes over time as some of the older people pass away and their home's sell. Many people don't want to live next to a somewhat blighted and deteriorating neighborhood because they're afraid of crime spreading into their neighborhood and they don't want to have to drive through the blighted neighborhood everyday to get to where they might want to go. Unless the price is right I would try to look at a more established neighborhood where you don't have as much concern about being so close to a deteriorating area. Good luck.

Check with your city are there plans to clean up the hood? If yes then go for it, if no then don't buy. It will only spread or you will have a hard time reselling in the future and we never know what the future holds for us.

If it is still deteriorating, no way. Crackheads have no problem walking a few blocks.
If it is undergoing regentrification, sure.

If you are concerned about resale vale, I would say no. If you love the house and want to live there long enough that resale isn't an issue, then yes.
