What kind of land? Farmland? Woodland? Any agricultural restrictions or other issues?
It needs managing whatever. In Fantasy World I'd plant some woodland, an orchard, and put on a greenhouse for my veggies.
Or try a fish farm. Siphon the fish water onto gravel and grow greedy crops in that,

I'd build a little house and fence off an area to rent out spaces for boats and rv's, and then build a couple of storage units, climate controlled of course (the skys the limit, right?)

Id have the place working with Christmas trees, and mazes, and other festal activities. For the holidays.
Id have the Children’s Hospitals, involved with the out patents to come and become counselors, and voice's of what is the best ride for the carnival side, what games to be set up for the sick children. And for handicapped children.
I'd have a reading room, where the children can sit on the floor, and listen to a book reading.
I have a place to put on a play with children acting the parts out, on a huge stage, with lots of seats like a old theater.
Or puppet show, to relax , put on by children. And enjoy in the afternoon.
