Depends on how fast you want to sell...If you can sit on the property, then sell at retail....If you need to sell fast, sell it 10% below retail and do a FSBO.....I did this and sold in ONE day....Advice given to me by a real estate investor and it was very good advice....Best of luck!
PS If you do a FSBO....Make sure to hire an attorney to do the paper work for you, mine charged me $275 for all the paper work, it sure beats paying an agent 6%, this saved me thousands....

I live in Orlando, and was fortunate enough to sell my house end of May beginning of June, but after price cuts.
There are so many houses on the market in Central Florida and I imagine the same is true for Tampa/St. Pete that most places are sitting for more than 4 months.
If you are thinking about selling price it appropriately, most people are still caught up in the whirlwind sales from last summer and are trying to sell at prices that are no longer reasonable. Look at comparables in your area and price yours just below to help spark interest. It is a buyers market right now here in Florida.
I heard a report yesterday that there are 38,000 homes in Florida that are in foreclosure add that to the number of regular realty sales.

it takes about 3-5 months to sell a vacation house as most houses in the tampa area used with people from the north.

It will depend on your home, the price that you have put on it, what amenities the house has, the neighborhood itself, how many similar homes are also on the market in your area, etc.
