can someone tell me some traits and experiences the had with an incompetant janitor?

What's the point in discussing about somebody's incompetency?

Mostly, I'd think they'd be the same as ANY incompetent employee...laziness, lateness, etc. But in the case of a janitor, I'd also add rudness and messiness.

Did not answers quickly to my calls, can not fix my lavatory and toillet, just change a part, can not fix an electrical conection, tals with my cleaning assistant and tried to have an affair with her, etc.
