i am 21yr old my girlfrend earns £12,000 per year and i earn £19,600 per year what is the most i could borrow also i have no deposit and owe £10,000 on a car

I live in the uk £10,000 is about $20,000 and you wont get anywhere in life if you dont buy a house and to do that you need to borrow less mummy and daddy pay then you are sad anyway

You owe $10,000 on a car, then you probably wont get any sort of mortgage. If you do get money it will be very little since you have a negative equity.

Your girlfriend's income will only matter if you are getting a loan together. If you are not getting a zero down loan, you will have to show that you have the money in the bank to make a downpayment. You could probably get a loan for more than you would expect, but you need to consider your debt. You may even want to refinance your car loan into your mortgage (if possible).
