waited almost 2yrs to have it tore down and that was in june 2006.
still waiting to have it put back up now in oct.and still no answer to as when it will be done and it's been kinda chilli at night.

As a Landlord myself. By law he has 1 month to fix anything that goes wrong on the interior or that would affect your living situation. If the porch does not impead on you safety he does not have to fix it at all. You can not fix it and take it off the rent. That is illegal...don't it that.
Move, or keep complaining in a writtem letter form....

I do not know where you live, but in my province, you would send the landlord a registered letter stating that you want the work done within (ten days).

If he fails to comply, you would then take him to your province's Rental Board so that a judge would issue an order for him to do the work.

Some provinces will allow people to deposit their rent at the Rental Board in lieu of paying the landlord if the landlord has not satisfactorily made repairs, etc.

If you have a Housing Hotline in your area, it would be a good idea for you to call and ask for advice. You could try a university's legal clinic, too, if you do not have a Rental Board/Housing Hotline.

I am sick of slumlords.

I'm not sure why not having a porch would make it chilly at night but anyway.........my advice would be to get an estimate (at least 2) for the cost of the repair. Tell him how much it is gonna cost. Find out his reply. Tell him you will have it done and will take it off the cost of the rent. See how he takes it. If he doesn't have a fit, get it done. If he does tell him you need it done now it's cold. There are places to go to complain about slumlords if he gets out of hand.

you could ask him if you could hire someone to do the work and pay for it yourself and take it off your rent, that way you know it will get done and its not really costing you anything but a little time cause you will be using your rent money-he may be more apt to let you because it doesnt require him to have to fool with it-but make sure you get it in writing, just write it up yourself and have him sign it so there are no mistakes in the agreement.

IF YOU, OR SOMEONE YOU KNOW, ARE CAPABLE OF DOING THE WORK, ASK HIM TO LET YOU DO IT AND DEDUCT IT FROM THE RENT.
