Aww man, you got the looney!

Every now and then one like this comes along. Sit down and talk to the Estate Agent. Make it absolutely clear that you are at the end of your tether and are not prepared to put up with this unreasonable behaviour. Tell him straight that you will pull out and go elsewhere (check your contract first) unless this is brought under control and to a conclusion swiftly ....and mean it.

I am in the position of the buyer and it's really stressfull too. His request may be decent if the place is old. Would you buy your house without knowing if something is wrong?

What you can do is evaluate if you are in a strong position or not. If you have time and will get another buyer soon just step back. If you would rather stick to this seller negociate. Maybe pay only a percentace for the reports? Anyway be clear that you won't pay for anything else.

And to make the answer short : because selling and buying houses envolve a lot of money.

Because when people buy the house, the expect to pay a mortage for a long time, so they are in it for the long haul and want everything to be perfect since they will be there for awhile. Some people are just more picker than others. If you do get the reports, only give him copies. He may back out of buying and another person may ask you for the same info later. No use paying for it twice.

What really sucks is having your house on the market and not one person coming to look at in in the first 3 months it's been on there!!

If you get a buyer .......stay strong to what you want out of the deal but keep in mind ....you want that house SOLD so you can move on to your dream house.

What would they be worried about with the electric and gas??

I agree with trebs (above). Make your agent know in no uncertain terms that you are at your limit and will back out of the contract if necessary. Believe me, these agents need the houses to sell in order to get their commissions, so both agents should actually be working in your favor, the seller. Right now it's really hard to sell houses, but stick with it and make sure you keep your house neat and clean and updated to show.

You have been unlucky with your buyer - but the stress won't last forever (hopefully).
