What is the best non-deposit banking product that offers high interest rates and profits? Is it unit trust, time deposit, bonds, etc?

Keep in mind that rates will probably keep rising for awhile, so you don't want to lock in today's rates for very long. Also, banks are more for savings and CD's and loans. Sure they sell bonds and other investments, but once you get into higher yielding investments, leave the bank.

There is no best banking product. It depends on what you want, if the product meets your needs, than it is the BEST product for you.

To each its own, not every one needs and wants is the same.
